The brief
A leasing film for a mixed-use development, needed eight months before the site would be finished.
The constraint
There was nothing to film. A hoarding, a crane and a muddy plot.
What we did
- Shot the neighbourhood rather than the building — the film sells the ten-minute walk, not the lobby.
- Used the architect's massing model for three insert shots only, kept deliberately abstract so it never reads as a render reel.
- Recorded room tone and street sound on location so the finished film sounds like the place.
The result
62% of floorspace pre-let before completion.
